Twice a week we get the same call: “I’ve got this stain on the driveway — can you get it out?” Sometimes the answer is yes, the chemistry is straightforward and the result is dramatic. Sometimes the answer is “we can try, expect 70% improvement.” And sometimes the honest answer is no — the stain is etched into the slab and replacing concrete is the only fix.

This is the field guide we give homeowners in Brick, Point Pleasant Beach, Toms River, and Manasquan when they call about a specific driveway stain. It’s organized by stain type, ranked by how completely it actually comes out, with the chemistry and the technique we use on each. Where the answer is no, we’ll tell you that too — we’d rather lose the job than take your money for a treatment that won’t work.

Quick Answer

Driveway stains fall into five categories on the come-out spectrum. Oil and grease (yes, almost always — 90–100% removal with a degreaser pre-treat and surface-cleaner pass). Rust stains (yes, with oxalic acid at 4–8 oz per gallon, 85–100% removal, EPA-compliant chemistry). Tire scuff marks (mostly yes, 70–90% removal with a degreaser and a targeted second pass). Old paint drips (sometimes, 40–80% removal depending on age and surface porosity; fresh latex usually comes up, cured oil-based may not). Battery acid and heavy chemical etching (no — the acid has dissolved the cement paste and damaged the slab itself; the only fix is concrete replacement or a topical resurfacer). Every successful stain treatment runs the same 4-step sequence: identify, pre-treat with the right chemistry, dwell 10–15 minutes, then surface-cleaner pass at 3,000–4,000 PSI. A flat “powerwash the driveway” with no spot pre-treatment will not remove embedded stains — chemistry has to break the bond before pressure can lift it.

The headline: most common driveway stains come out cleanly when treated with the right chemistry first. The ones that don’t come out — battery acid, deeply cured oil paint, certain solvent etches — are the ones that have dissolved or chemically bonded to the slab itself, not just stained it.

Oil and Grease (Yes — Almost Always)

This is the most common call and one of the most satisfying results. Motor oil, hydraulic fluid, transmission fluid, and kitchen grease all share the same chemistry: they’re hydrocarbons, they’re hydrophobic, and they sit on top of and just below the surface of porous concrete.

The chemistry: An alkaline degreaser breaks the bond between the hydrocarbon and the calcium silicate in the concrete. We use a commercial-grade sodium-hydroxide-based degreaser at 1:4 to 1:10 dilution depending on age and depth of the stain. Anyone using straight kitty litter or dish soap is treating the surface only — the embedded oil 1–3mm into the slab is still there, and it’ll bleed back through within a week.

The technique:

  1. Sweep loose debris off the stain.
  2. Apply degreaser at full strength on heavy spots, diluted on lighter ones.
  3. Dwell 10–15 minutes. The degreaser will start to emulsify the oil — you’ll see a brown or yellow film float up.
  4. Agitate with a stiff brush.
  5. Pre-rinse with cold water.
  6. Surface-cleaner pass at 3,500–4,000 PSI to lift the emulsified oil out of the surface pores.
  7. Inspect; re-treat any spot showing residual bleed.

What to expect: Fresh stains (under a year) come up to nearly invisible. Older stains, especially the dark crescent under a 10-year parking spot, leave a faint ghost — call it 90% removal. The slab won’t look like new concrete, but it won’t read as a stain to anyone walking up to the house.

This is the bread-and-butter of driveway and concrete cleaning on every quote we write.

Rust Stains (Yes — With Oxalic Acid)

Rust on a driveway comes from four typical sources at the Jersey Shore: cast-iron planters that sit through a wet season, wrought-iron patio furniture, fertilizer with iron supplements that wash off the lawn, and rebar bleed from pool-deck slabs where structural steel sits too close to the surface.

The chemistry: Iron oxide (rust) is bonded to the concrete by ionic attraction. Oxalic acid — a mild organic acid found in rhubarb and spinach — chelates iron and lifts it off the slab. The reaction is dramatic: you can watch a deep orange stain fade in 60 seconds of dwell time.

The technique:

  1. Sweep and clean the area.
  2. Apply oxalic acid solution at 4–8 oz per gallon to the stain. Heavier stains, higher concentration.
  3. Dwell 10–15 minutes. You’ll see the rust color lighten as the iron chelates.
  4. Agitate lightly with a brush.
  5. Rinse thoroughly with clean water — oxalic acid residue can leave a slight whitening if not rinsed.
  6. Re-treat if any color remains. Some old, deeply oxidized stains take two passes.

What to expect: Surface rust comes up 100%. Deep rust from a planter that sat for a decade may leave a 5–15% ghost — the iron has migrated 2–4mm into the slab. Rebar bleed from inside the concrete will return whenever the rebar oxidizes more; the fix there is to seal the slab after treatment.

EPA note: Oxalic acid is on the EPA’s list of biodegradable acids approved for outdoor surface treatment when properly diluted and rinsed. We use it consistent with EPA stormwater guidance — pre-wet the runoff path, treat, rinse to lawn or absorption area, not to storm drain.

Tire Scuff Marks (Mostly Yes)

The black streaks where tires drag turning into a tight driveway. They’re not rubber abrasion — they’re hot rubber compound that’s transferred and bonded to the concrete by the friction heat of the tire.

The technique:

  1. Pre-treat with the same alkaline degreaser used on oil.
  2. Dwell 5–10 minutes.
  3. Hit the spot with a turbo (rotating zero-degree) nozzle at 3,500–4,000 PSI from 8–12 inches. The turbo’s mechanical action lifts the rubber compound that chemistry has loosened.
  4. Surface-cleaner pass over the whole area to blend.
  5. Re-treat any persistent spot.

What to expect: 70–90% removal on most scuff marks. The remaining ghost is rubber compound that’s diffused below the surface micro-pores; it’ll lighten over the next 30 days as UV and weather work on it. Aggressive scuffs from large vehicles (delivery trucks, RVs) may take two visits.

Old Paint Drips (Sometimes)

Paint on concrete is a coin-flip and the variables are: age, type, and concrete porosity. Fresh latex paint (under 30 days) usually comes off cleanly with a methylene-chloride-free stripper and a surface-cleaner pass. Cured oil-based paint that’s been baked in by sun for years is bonded into the surface pores at a molecular level and may not come off without aggressive mechanical removal.

The technique:

  1. Identify the paint type if possible. Latex sits on top and chips; oil bonds and remains glossy.
  2. Apply a methylene-chloride-free paint stripper (we use a biodegradable formula consistent with EPA guidelines for outdoor use).
  3. Dwell 20–40 minutes per the stripper’s instructions.
  4. Scrape the loosened film with a putty knife on heavy drips.
  5. Surface-cleaner pass to lift residue.
  6. Re-treat if needed; cured oil paint may need 2–3 cycles.

What to expect: Fresh latex — 80–95% removal. Cured oil paint — 40–70%, with a visible ghost. Honest conversation upfront: if you’ve got a 15-year-old can of oil-based primer dripped on the driveway, we’ll get it lighter but probably not gone.

Battery Acid and Heavy Chemical Etching (No)

This is the category where we say no honestly and recommend a different fix. Sulfuric acid from a leaking car battery is a strong mineral acid that doesn’t just stain concrete — it dissolves the calcium silicate cement paste that holds the aggregate together. What you see as a “stain” is actually a physical pit in the slab where the cement is gone and only the rougher aggregate is exposed.

The same is true of:

  • Muriatic acid spills (used wrong on adjacent surfaces)
  • Pool chlorine concentrate spills (highly acidic in tablet form)
  • Heavy de-icing salt damage (less common in single events, more from chronic spread)
  • Fertilizer burn at high concentrations (acid + heat)

What we tell you:

  1. We can lighten the surrounding stain with neutralizing alkaline wash, which gets the visible color closer to the rest of the slab.
  2. We cannot put back the cement paste that the acid dissolved. The slab is physically thinner and rougher in that spot.
  3. Real options are: live with the cosmetic difference, apply a topical concrete resurfacer (typically a polymer-modified cement overlay) over the affected area or the full slab, or replace the slab section.

If anyone tells you they can “remove” battery acid etching with a chemical clean, they’re either confused about what etching is or they’re telling you what you want to hear. Etched concrete is structurally damaged concrete.

What a Pro Driveway Cleaning Actually Includes

When we quote a driveway and concrete cleaning, the line items are:

  1. Pre-walk to identify each stain category on the slab.
  2. Spot pre-treatment with the right chemistry for each — degreaser, oxalic acid, sodium hypochlorite, paint stripper as needed.
  3. Dwell time matched to chemistry (5–40 minutes depending on treatment).
  4. Surface-cleaner pass at 3,500–4,000 PSI for an even, no-stripe finish across the whole slab.
  5. Edge and joint detail with a wand at controlled pressure.
  6. Post-rinse to gutter or absorption area, EPA-compliant.
  7. Inspection and re-treat of any persistent spot.

A flat “powerwash the driveway” quote without spot pre-treatment will not remove embedded stains — it’ll lift the loose dirt and biological growth and leave the stains looking sharper against the cleaner background. If you’ve got specific stains you’re trying to get out, the quote needs to itemize them.

For paver driveways, add a joint-sand replacement step — most shore-area pavers need re-sand every 3–5 years to keep ants and weeds out of the joints.

The Short Version

Most driveway stains at the Jersey Shore come out cleanly when the right chemistry is applied first and pressure is used second. Oil, grease, rust, tire scuff, fresh paint, tannin, mildew, efflorescence — all come up 70–100% on a real treatment. Battery acid and heavy chemical etching are different — those are slab damage, not stain, and chemistry can’t put cement paste back.
