What a roof soft-wash day looks like.
Those black streaks on north-facing roof slopes are gloeocapsa magma, a cyanobacteria that eats limestone filler in asphalt shingles. We treat it with a dilute sodium-hypochlorite solution applied at under 100 PSI — the ARMA (Asphalt Roofing Manufacturers Association) and the major shingle makers (GAF, CertainTeed, Owens Corning) all specifically approve soft-wash and specifically warn against pressure washing.
Results start to show within 1–2 weeks as the dead organism washes off with rainfall. Every roof soft-wash comes with a written one-year no-streak guarantee — if the streaks come back inside twelve months, we come back free.
What we don't do: pressure-wash asphalt shingles. It voids the warranty (literally every manufacturer says so in writing), strips granules, and shortens roof life by 5–10 years. We've seen it; we won't do it.
