Belmar.

Belmar's dense beach blocks mix year-round homes and seasonal rentals, so a lot of our Belmar work is quick-turn exterior cleaning between tenants and before the season opens. Soft-wash siding, washed decks, and concrete cleanups on tight beach-block lots.

Conditions in Belmar

What the air does to Belmar.

Belmar is hemmed in by water on three sides: the ocean, Shark River Inlet to the north, and Silver Lake in the middle. That is a lot of moisture for a town this compact, and the beach-block grid is dense enough that houses shade each other. The result is fast growth in the gaps between properties and on any elevation that does not get direct afternoon sun. Belmar is also the most rental-heavy town on our list, which changes the scheduling more than the method: the work has to happen in narrow windows between tenants.

What Belmar homes are built of

Tightly packed two and three-storey homes on small lots, a large share of them seasonal rentals, mostly vinyl-sided with substantial deck and porch surface for the size of the footprint. Access is the defining constraint. Lots sit close enough together that ladder placement, overspray, and where the runoff goes all need thinking about before the first surface is touched.

From our base in Brick, Belmar is a 13-mile drive.

Belmar FAQ

Asked in Belmar.

What homeowners in Belmar ask us most. If yours is not here, call and ask. We don't run a phone tree.

Can you work around a Saturday rental changeover?
That is most of what we do in Belmar. Tell us the changeover day and we will schedule around it. The realistic constraint is weather rather than the calendar, so if you have a hard date we will want a backup day in the same week.
How do you avoid overspray on lots this close together?
Shielding and wind judgement. Belmar beach blocks are tight enough that a breezy day turns broadcast spraying into a neighbor problem, so we work the sheltered elevations, shield where needed, and move the date rather than risk it when the wind is wrong.
FAQ

Things people ask.

Quick answers to what shore homeowners ask most. If yours isn't here, call and ask. We don't run a phone tree.

Are you insured?
Yes — fully insured for residential and commercial work, including a $2M general liability policy and $1M commercial auto. We provide a Certificate of Insurance issued to your specific property on request for commercial jobs and HOA work.
Will pressure washing damage my siding?
Not if it's done right. We use soft-wash technique (low pressure plus a cleaning solution that does the work) on vinyl, wood, painted, and stucco surfaces. High pressure only goes on concrete and brick. We never strip paint or void siding warranties.
How long does a typical house wash take?
Most single-family homes are 2–3 hours start to finish. Larger homes or jobs that include the roof, deck, and driveway run a full day. We give you an arrival window and a finish estimate the morning of the job.
What about plants and landscaping?
We pre-rinse landscaping before any cleaner touches the house, cover plants that physically touch the siding, and post-rinse everything once the wash is complete. Our cleaning solutions are biodegradable and break down within minutes of contact with water.
Do you offer recurring service?
Yes — most commercial customers and many homeowners are on a recurring schedule (annual house wash, bi-annual driveway, etc.). We bill per visit; no contracts required for residential. Recurring residential customers get priority scheduling and 10% off each visit.
Are you DOT-licensed for commercial work?
Yes. Our trucks are commercial-DOT-registered, drivers carry CDLs where required, and we're set up to work in parking lots, drive-thru lanes, and commercial properties with proper traffic-control plans. COI and DOT documentation are available on request.
Do you work with HOAs and property managers?
Yes. We work with several HOAs and property-management companies on scheduled common-area maintenance, mailbox-cluster cleaning, sidewalk pressure-washing, and inspection-prep deep-cleans. We can issue COIs at the property level and bill on net-30 terms for commercial accounts.
