The single most common pre-booking question we get isn’t about price or warranty or scheduling. It’s “what about my hydrangeas?” Or the azaleas, the boxwoods, the new perennial bed, the herb garden, the dog who likes to drink from the patio bowl, the cat that suns itself on the back deck. These are good questions to ask. They’re the questions a careful homeowner asks, and the honest answer is: yes, a properly done soft-wash is safe for plants and pets — but “properly done” is doing a lot of work in that sentence, and the difference between a careful crew and a careless one is meaningful for your azaleas.
This is the post we write to every homeowner who asks. Here’s the chemistry, the plant categories that need active protection, the pet protocol we follow on every job, and what a careless crew gets wrong.

Birdbaths, koi ponds, vegetable gardens, and outdoor water bowls should be covered or emptied before the crew starts. What’s Actually in the Tank (And Why It Matters)
There are three common chemistry families used by professional powerwash crews, and they’re not equivalent. What’s safe depends entirely on which one is being applied:
1. Sodium hypochlorite + surfactant (“soft-wash chemistry”). This is what we use on every house wash, roof wash, and most exterior soft-wash applications. Sodium hypochlorite is the active ingredient in household chlorine bleach, sold professionally at 12.5% concentration and diluted at the pump to 0.5-1.5% at the surface. The surfactant is a detergent that breaks surface tension so the cleaner clings vertically. The EPA classifies sodium hypochlorite as readily biodegradable — on contact with water it breaks down to sodium chloride (salt) and water within minutes. With proper pre-rinse and post-rinse, plant exposure is brief and at concentrations well below damage thresholds.
2. Sodium hydroxide (“caustic” or “alkaline” cleaners). Used by some crews for heavy degreasing on commercial work, dumpster pads, restaurant grease. This is significantly more aggressive — pH 13+ — and will burn plant tissue if it contacts foliage directly. We do not use sodium hydroxide on residential house-wash work. It has no place on vinyl siding.
3. Non-bleach surfactant blends (“eco-friendly” cleaners). Some crews market a “no-bleach” wash. These can be gentler but they don’t kill biological growth at the root — they rinse it. Results typically last 60-90 days instead of 12-24 months. The shorter duration means more frequent re-wash visits, which is its own form of unsustainability.
The chemistry we use is the same chemistry the Vinyl Siding Institute and the major asphalt-shingle manufacturers cite as the recommended professional method — for both effectiveness and biodegradability. If a contractor can’t tell you specifically what’s in the tank, that’s a signal.
The Three-Step Plant Protection Protocol
Every house wash at McMahons follows the same three-step protocol. Skipping any step is what causes plant damage, and we’ve never had a damaged-plant claim in seven years of shore work.
Step 1: Pre-Rinse Before Cleaner Touches the House
Before any chemistry comes out of the tank, the crew pre-rinses every plant, shrub, and landscape bed within 10 feet of the foundation with clean water from the garden hose. This serves two purposes: it saturates plant tissue (so any drift can’t be absorbed as quickly) and it dilutes any incidental over-spray to non-damaging concentrations on contact. This step is non-negotiable. A crew that skips it is the crew that burns the azaleas.
Step 2: Cover Sensitive Plants Within the Wash Zone
For plants that physically sit under the wash zone — typically foundation plantings within 2-3 feet of the siding — we lay tarps or breathable plastic sheeting over the foliage during application. The list of plants that get covered:
- Azalea — very sensitive to chlorine compounds, blooms damage easily
- Hydrangea — pH-sensitive, foliage burns at concentrated exposure
- Hosta — large leaf surface, holds chemistry, slow to dilute
- Japanese maple — delicate leaves, expensive to replace
- Rhododendron — same family as azalea, same sensitivity
- Boxwood — foliage scorches at concentrated exposure
- Fern (any species) — fronds collapse with direct contact
- New plantings (anything under 1 year old) — root systems shallow, less resilient
- Edible gardens — herbs, tomatoes, peppers, anything you’ll eat
Plants that are fine with pre-rinse alone:
- Turf grass / lawn — handles dilute hypochlorite without issue
- Mature shrubs 4+ feet from foundation — out of the active drift zone
- Established trees — canopy is well above the wash zone
- Mulched bare beds — no foliage to protect
Step 3: Post-Rinse Immediately After Dwell
After the cleaner has dwelled the 5-15 minutes needed to break the biological bond, the crew rinses the siding clean and re-rinses the landscaping below the gutter line. The post-rinse removes any residual chemistry from plant tissue before it can be absorbed. By the time the truck packs up, the active concentration on any plant is essentially zero.
This three-step protocol is what makes the difference between “the powerwash killed my hydrangeas” (which is a real outcome of careless work) and “my landscaping looks the same as when they arrived” (which is what every customer should expect).
The Pet Protocol
Pets are the other half of the question, and the protocol is simpler but just as strict.
During application:
- Dogs, cats, and small animals stay inside the house.
- If the pet has an outdoor enclosure or run, it gets covered with a tarp, or we work the opposite side of the house first and let the wash dry before working that side.
- Bird cages stay inside (sodium hypochlorite aerosol can be a respiratory irritant for birds).
- Outdoor water bowls and bird baths get emptied or covered.
After post-rinse:
- Keep pets inside for one hour after the post-rinse on the worked side. By that point the surface has dried, residual concentration is negligible, and there’s no exposure risk from walking on the patio or drinking from a refilled bowl.
- For very large dogs or pets that drink from puddles, we recommend a full afternoon indoors on the day of the wash — not because of toxicity but because some animals are sensitive to the residual chlorine smell.
Koi ponds, garden ponds, and aquariums:
- Outdoor ponds with live fish get fully tarped before we start, and the tarp stays on through application and post-rinse. Chlorine compounds are acutely toxic to fish at concentrations well below what affects mammals.
- We pre-discuss any water features on the walk and plan the wash sequence around them.

What Careless Crews Get Wrong
We’ve been called in often enough to look at someone else’s damage that we can list the failure patterns:
- No pre-rinse. Plants are dry when the cleaner drifts onto them. Concentration on tissue is high, dilution is slow, and the next morning the leaves are scorched.
- Cleaner too concentrated. A crew that wants to “speed up the dwell” by going to 3-5% concentration at the surface instead of 0.5-1.5% turns a safe wash into a chemical burn waiting to happen.
- No post-rinse. The cleaner sits on plant tissue all afternoon as it dries. Damage shows up 24-48 hours later as browning leaf edges.
- Working in high wind. Drift travels in wind. We don’t soft-wash above 15 mph sustained wind for exactly this reason.
- Hot midday application. Hypochlorite breaks down faster in heat and direct sun, which sounds good but actually means the surface concentration drops below kill threshold before the dwell completes. So the crew compensates with more chemistry. That extra chemistry is what burns plants.
The protocols above exist because we’ve watched the alternatives go wrong on someone else’s job. Doing it right is slower by maybe 20 minutes per house. The walk-through and the pre-rinse aren’t optional steps to “speed past” — they’re the steps that make the no-damage guarantee credible. What to Tell the Crew Before They Start

- Any plants you’re particularly attached to — point them out.
- New plantings within the last year — these get extra protection.
- Vegetable garden or herb beds within 15 feet of the house.
- Koi pond, garden pond, or any visible water feature.
- Outdoor pet enclosures, runs, or where the dog typically lounges.
- Birdbaths and outdoor water bowls.
- Sprinkler heads near the foundation (we’ll work around the schedule).
