Soft wash vs pressure wash — which method is right for your siding, roof, and driveway? A surface-by-surface decision guide from a Jersey Shore powerwash crew.
Most homeowners we meet on a first walkthrough use “pressure wash” and “soft wash” interchangeably. They’re not the same job. They’re not even the same tool. And on the wrong surface, using one when you should have used the other is how a $400 exterior cleaning turns into a $4,000 siding or roof replacement.
This is the decision guide we wish every Point Pleasant Beach, Brick, and Manasquan homeowner had in their inbox before they called the first powerwasher in a Google ad. It covers what each method actually does, which surface each one belongs on, and how we make the call on a walk.

Soft wash vs pressure wash is a chemistry-vs-force decision. Soft washing uses under 500 PSI (often 100–200 PSI, less than a garden hose) plus a sodium hypochlorite solution at 0.5–3% dilution to kill algae, mildew, and gloeocapsa magma on vinyl siding, painted wood, stucco, EIFS, and asphalt shingle roofs. Pressure washing uses 1,500–4,000 PSI of mechanical force on concrete, brick, stamped pavers, and stone. Using pressure on vinyl, paint, or shingles voids manufacturer warranties from CertainTeed, Mastic, Norandex, GAF, and Owens Corning. A full Jersey Shore exterior is almost always both methods applied surface by surface — never one method everywhere.

Anyone quoting you a flat “pressure wash” for a whole-house job without asking what your siding is made of is going to do one of two things — strip something they shouldn’t have touched, or hand-wand-streak something a surface cleaner should have done. Walk away.
Why Pressure Damages Siding (And Voids Warranties)
This is the line most homeowners don’t know exists: every major vinyl siding manufacturer explicitly excludes pressure-washing damage from their warranty. Here’s what’s in the warranty documents from the brands you’ll find on most Jersey Shore homes:
- CertainTeed Monogram and Mainstreet: warranty excludes damage caused by “improper use of pressure washing equipment.” CertainTeed publishes maintenance guidance recommending soft brush and low-pressure water rinse only.
- Mastic (Ply Gem): warranty excludes “damage caused by abrasive cleaning materials, high pressure water washing, or chemical agents not approved by the manufacturer.”
- Norandex: maintenance guidance specifies garden-hose pressure with a soft cloth or long-handled brush. Pressure-washing damage is not covered.
A 30-year warranty on premium vinyl is worth real money on a $600,000 shore home. A single pass at 3,000 PSI within 18 inches of the surface is enough to crack UV-embrittled panels, drive water behind J-channel into the wall sheathing, and trigger an exclusion that no amount of paperwork undoes.
We’ve quoted enough re-siding jobs caused by powerwashing damage to know — most of them on houses where the homeowner rented a rig from Home Depot and tried to save $400 on a soft-wash house cleaning. The math never works out.
How Soft-Wash Actually Works
Soft washing is misnamed. It is not gentle pressure washing. It is chemistry-led cleaning with rinse-grade water force. The process has three working components:
1. The cleaning solution. Professional soft-wash crews use sodium hypochlorite (the active ingredient in household bleach) at 0.5–3% dilution depending on the substrate. House siding gets 0.5–1.5%. Roof shingles can take 2–3% because the asphalt mat is more resistant. Concrete in shaded biological-growth situations might get a 1–2% spot treatment. Anyone telling you they use the same dilution everywhere is either guessing or doesn’t know.
2. The surfactant. A non-ionic surfactant gets added so the solution clings to vertical surfaces for the 5–15 minutes of dwell time it needs. Without surfactant, the solution sheets off vinyl before it can do its work. With it, you can see the cleaner foam up and stick — that’s the signal it’s working.
3. The low-pressure delivery. A dedicated 12-volt soft-wash pump pushes the solution at 60–150 PSI through wide-fan tips designed to apply evenly without atomizing. After dwell, a clean-water rinse pass under 500 PSI clears dead organic matter and dilutes any remaining solution off the landscaping.
What you’re seeing when soft-wash works is cell-wall oxidation — the sodium hypochlorite breaks down the membranes of algae, mildew, and gloeocapsa magma cells, killing the colony at the root, including the spores embedded in shingle granules or vinyl texture. That’s why a properly soft-washed roof keeps improving for 1–2 weeks after the job: dead organism continues to rinse off in subsequent rain.
Pressure-washing the same surface dislodges the visible top layer of the colony. The roots stay. Regrowth shows up in 4–6 months on siding, 6–18 months on shingles. You’re not cleaning — you’re temporarily hiding the problem.
When Pressure IS the Right Answer
We pull out the high-pressure rig for one category of surface: hardscape. Concrete, brick, stamped concrete, pavers, stone, and dumpster pads all benefit from the mechanical action of 3,000–4,000 PSI delivered through a surface cleaner attachment — a rotating spray bar inside a shroud that covers 16–24 inches of flat surface per pass.
The surface cleaner is what gives a driveway that even, no-stripe finish. Hand-wanding concrete at high pressure is what produces the “zebra effect” you see on lazy powerwash jobs — alternating bands of clean and not-clean where the wand operator’s overlap was uneven. A surface cleaner can’t produce stripes because it covers the field at constant pressure and constant speed.
For hardscape we’ll also apply chemistry where the situation calls for it:
- Oil and grease: pre-treat with a degreaser, dwell, surface-cleaner pass.
- Rust: oxalic acid spot treatment, dwell, rinse.
- Embedded tire scuffs: second targeted hit at high pressure with a turbo tip on the spot only.
What we don’t do is run the high-pressure rig at houses. We carry both machines on every truck and we use the right one for the surface. That’s what professional driveway and concrete cleaning actually looks like.
How McMahon’s Decides on the Walkthrough
Every quote starts with a walk. Here’s what we’re actually checking during it:
- Siding material and age. Vinyl panels stamped after 2005 are almost always pressure-restricted by warranty. We look for manufacturer marks at the lap joints. Older vinyl, especially pre-1995, is brittle and gets even gentler treatment.
- North and east elevations. These are the walls that go biological first because of less sun and more dew retention. Salt-air homes (within 5 miles of the ocean) see this 30–50% worse than inland equivalents.
- Cedar shake. If it’s painted or solid-stained, soft-wash plus careful brightener. If it’s bare or semi-transparent, milder chemistry and a longer dwell so we don’t lift remaining stain.
- Roof composition. We confirm asphalt shingle vs slate vs tile before quoting. Asphalt gets roof soft-wash only — and only under 100 PSI per ARMA guidance.
- Hardscape condition. Sealed pavers, unsealed pavers, stamped concrete, brushed concrete, brick — each calls for a different surface-cleaner setting and a different finishing-pass plan.
- Plant proximity. Anything within 3 feet of the siding gets pre-rinsed and tarped. Azaleas, hydrangeas, and hostas are particularly sensitive — we rinse them before, during, and after.
- Water source and runoff path. Where does the rinse water go? Towns like Spring Lake and Sea Girt have specific stormwater rules; commercial properties especially.
After the walk we write a quote that specifies, surface by surface, which method gets used and at what pressure/dilution. If the quote you’re comparing ours to just says “powerwash house,” you’re comparing apples to a shrug.
